Michael Taichman-Robins concentrates his practice in all aspects of real estate matters, with extensive experience in affordable housing, urban redevelopment and real estate finance.
Mr. Taichman-Robins regularly advises clients in connection with structuring and executing complex development projects. Such projects typically involve multiple layers of equity and debt financing from public and private sources, and often include low-income housing tax credits, historic tax credits, New Markets Tax Credits and tax-exempt or taxable bonds.
Mr. Taichman-Robins also has extensive experience handling a variety of real estate finance transactions for both borrowers and lenders, including acquisition, construction, mezzanine and preferred equity financings. His practice also encompasses acquisitions and dispositions of commercial properties, including office buildings, shopping centers and industrial properties, and representing landlords and tenants in commercial leasing transactions.
Prior to joining the firm, Mr. Taichman-Robins was a partner in the Real Estate Department of Ballard Spahr LLP, and before joining Ballard Spahr he was an associate in the Public Finance Department of Greenberg Traurig LLP.

Significant Representations
- Representation of lenders in connection with leverage loans for New Markets Tax Credit transactions.
- Representation of affordable housing developers, housing authorities and lenders in connection with the construction of affordable housing and the revitalization of public housing projects and communities that typically involve the acquisition and development of property using various sources of public and private funds, as well as low-income housing tax credits and historic tax credits.
- Representation of one of the largest wholesale produce markets in the country, in connection with the structuring, negotiation and documentation of a project costing almost $220 million to construct a state-of-the-art refrigerated warehouse for the sale of fresh produce. The project was financed with substantial investments from the Commonwealth of Pennsylvania, the federal government and the City of Philadelphia, as well as with a significant leasehold mortgage loan from a major private financial institution.
- Representation of major financial institutions in connection with underwriting the issuance of taxable bonds by public-private entities to finance the development of housing for military personnel and their families on military installations across the country, including West Point Military Academy and the Air Force Academy.
- Representation of the developer in connection with the development of a complex mixed-use condominium project, including new luxury condominium units, a substantially renovated restaurant space and renovated rental apartments, utilizing various sources of public and private funds as well as historic tax credits.
- Representation of a major cable provider in connection with the negotiation and documentation of an option to purchase or lease a parcel adjacent to its new headquarters building.
- Representation of a $200 million fund sponsored by a major real estate investment group in connection with mezzanine loans, preferred equity investments and mortgage loans for multifamily properties located in various states.
- Representation of one of the world's largest restaurant companies in connection with the disposition of pools of company-owned stores across the country to franchisees.
